Mediations have involved commercial, buyer/seller/real estate agent, landlord/tenant, easement/boundary line disputes; landslides, fire loss, and mold claims. Most cases have complicated insurance issues. Ms. Yanni uses a focused, personal approach to create workable business solutions.

  • Buyer/Seller/Real Estate Agent: Misrepresentation, failure to disclose, and breach of contract claims arising out of sale of residential and commercial properties
  • Commercial:
    • Breach of lease claims with retailers, manufacturers, and small businesses
    • Retail chain suit against shopping mall; issues included the nature and extent of tenant improvements
  • Easement/Boundary Line: Matters involving neighbors, governmental entities, and utility companies
  • Fire Loss: Residential and commercial fire loss claims; third party and subrogation claims involving commercial buildings, condominiums, and single family residences
  • Landlord/Tenant: Numerous matters involving breach of lease, unlawful detainer, owner-landlord condominium conversion, the San Francisco Rent Control Ordinance, and warranty of habitability issues
  • Landslide: Acted as Special Master for large neighborhood's slide claims involving county, utility, water and sewer district claimants; fashioned a process for resolution including establishing a scope of repair and cost analysis
  • Mold: Multiple claims involving mold in commercial buildings, condominium projects, and single family homes; including mold remediation and personal injury issues
  • Residential: Variance/building permits: neighbor dispute involving city and county issuance of variance and building permits
